There is no doubt that the housing market is a little slow right now.  There are lots of buyers out there however but they are waiting for the perfect house to come along.  I have seen even in this market houses that sell in less than a week and other homes for sale that have multiple offers.  If home for sale is priced right, it will sell.  Finding that price can be difficult.  Buyers are looking for value when they buy a home, a home that they can live in for 2-5 years and make a profit when they sell.  Everyone believes the housing market will turn around, and everyone is hoping for a quick turnaround.  With a lot of homes on the market, buyers will look for the best “bang for thier buck”.  They feel if they buy smart now and take thier time to find the best value in a home, they can make a little money in the future when they go to sell their home. 

Three years ago many people where looking for home that needed a little bit of work, somthing they could put a little sweat equity into and turn it later to make a profit.  People found value in this.  They looked for homes that were a little underpriced and needed updated.  This type of home had value to certain buyers.  Now it seems that people want move in ready homes and good prices. Homes that need work are not selling as fast, unless they are at a really low price.  So if you are thinking about selling, make sure that the buyers will find value in your home.  Make sure that it is fixed up nice, and buyers will appreciate it.
