In todays market, the buyer seems to have the advantage.  There are many homes on the market with a variety of styles and prices.  Selling your home in todays market takes a lot of careful thinking.  When listing a home price is very crucial, and it can make the difference between selling a home in 7 days or 7 months.  Buyers are looking for value, and if your home is priced right and they see value in the home, your home will sell quick.

There is a couple of things that a seller needs to think about when listing thier home. They need to realize that the housing market is local.  Some areas hold value more than others and the homes might sell quicker than other areas.  Some people have made money selling thier home in the last five years, and some have lost money.  It is based on your immediate market, not just because you live in the same state.  5 blocks can make a big difference in what your home could be worth.  It could be 5 blocks closer to a lake or 5 blocks closer to a noisy road.  It can make a difference, and as a seller you need to be aware of that.  Make sure to look at comparables with what is on the market.  You need to put yourself in the buyers shoes.  Why are they going to buy your home before someone elses?  You can’t get emotionally involved in the situation.  I know it is hard not to.  You need to be critical of your home because buyers are going to be.  They want to get the best deal possible.  And everything in the media is telling them that they have the upper hand.  Be ready to tell them why your home is worth the price.  If they find value in it they will buy it.
