Buying a new home can be an exciting and also a stressful time.  One thing that can ease this stress is by getting a home inspection.  A home inspection is done after the purchase agreement is written and signed by both parties.  Most of the time there is an inspection contingency, which means that after the inspection is done, you still have a chance to negotiate.  For example, if in the inspection you find out that the roof is bad, the buyer can negotiate with the seller to have the roof fixed.  The seller dosn’t have to fix the roof necessarily, but if they don’t the buyers can choose not to buy the home.

A home is a very big investment, and most people don’t want to put money into the home right away if they have to.  A lot of times buyers do want to change aspects of the home, by redecorating or remodeling.  They want to make sure however that there is nothing unexpected that needs to be fixed. 

The home inpection will also let the buyer be aware of other things that need to be fixed.  These things might not be big enough issues to walk away from the deal, they are just good things to know.  Things that can be done very easily by the buyer to fix up the home.  This was a very brief intro to home inspections.  Make sure to ask your real estate agent to explain the inspection process in detail.
